PROJECT MANAGEMENT

Our big knock down rebuild, this job was premium from start to finish. We kicked off the planning and design phase for this project in July 2019 and it was an 18-month all in labour of love (with the construction phase taking 13-months).

After many months of planning and liaising with council on designs and approvals, onsite construction started in November 2019 and wrapped up in December 2020.

The approval process consisted of pre-DA, DA and a 4.55 modification with many challenges with council along the way!

Our custom electrical plans for this job were like no other. With multiple suspended concrete slabs, we needed to map out and rough in the electrics for the kitchen, dining and living area before the slab above was poured, due to a ‘strip finish’ concrete ceiling. This resulted in hours on site precisely measuring out every downlight, pendent light, strip light and general power location.

Inner city terrace living also meant ensuring neighbours on either side needed to be kept informed and maintain good working relationships with them as they were going to be impacted by the build.

INTERIOR DESIGN

Design Brief: A contemporary industrial home with an impactful street presence, whilst sitting quietly amongst its neighbours.

Scope: Full design including all technical drawings and finishes selections for:

  • Flooring selection – polished concrete finish, herringbone engineered flooring

  • Paint palette - internal & external

  • Internal door, skirting, architrave profiles

  • Front door profile and finish

  • Door furniture and cabinetry hardware

  • Light fittings in stairwell, kitchen, living, master ensuite, powder room, exterior

  • Exterior tiling and paving

  • Kitchen

  • Butler’s pantry

  • Laundry

  • Powder room

  • Guest ensuite

  • Master walk in robe

  • Master ensuite

  • Family bathroom

  • Bedroom built in robes x2

BUILD

  • Knock down & re-build of a 5 split level terrace

  • Extensive underpinning for both neighbouring properties

  • Heated polished concrete floor & strip finish ceiling on sub ground level

  • Build consisted of three concrete slabs, 2 of which are suspended

  • Shadow-line ceiling detailing throughout

  • Sub-ground rain water tank and drainage cell

  • Reclaimed brick exterior

  • Sub-ground floor constructed using a Dincel wall system

  • New double carport & driveway layback

  • Trade management of electrical, plumbing, plastering, tiling, painting, bricklaying, aircon, roofers & engineers.
